I own a rental property and my one tenant is so annoying.
- Logan is constantly calling me about issues with the AC equipment.
He frequently sends me pictures of his thermostat reading 74-78 degrees. In the south, the summers are hot and long. What does he want me to do? My home thermostat reads around 75 degrees when it is almost 100 degrees outside. A cooling system can only do so much. I have sent him articles on energy saving tips. He needs to make sure he is well insulated. I have added insulation to his walls, around his doorways and windows. He needs to keep his blinds shut, doors closed and not use lights as much to create heat. Does he care for his cooling system too? I am not going to drive over once a month to change his air filter. The condensate drain frequently clogs with algae and needs to be mucked out. The cooling coil on the AC will get mold on it. The fan system will get dusty and the blades won’t move as good. You can lubricate the fan motor belt to have better airflow. How about ceiling fans, window AC or other supplemental cooling methods? I think Logan basically wants me to come to his apartment everyday either acting as a HVAC contractor or his mommy trying to fix the problem. I have my own life and I don’t know much about AC repairs. His unit works good enough and is cool enough to be comfortable. It might be time to look for a new renter.
