His loft has been sitting on the market for over 2 weeks and he’s refusing to compromise, then my seller has a particular price that he wants for his house, however my professional experience knows that his number isn’t realistic for what he’s offering; The home is in an okay location, however it needs work, and i had several people tour his loft because they were interested, however they all wanted to see his Heating plus A/C documentation.

I asked the seller if he could provide any receipts or bills from the local Heating plus A/C business that showed his commitment to taking care of his heat and air system, but he didn’t have any, but as his real estate agent, I questioned when his Heating plus A/C program was tested last.

As far as I could tell, the Heating plus A/C program was running, however I didn’t assume how efficiently. The seller couldn’t remember the last time the Heating plus A/C program was tested because he’d never hired anyone to do it while he was living there. He always replaced the air filter himself and he kept the outdoor condenser unit clean. This was a huge turn off for clients. I wish he’d consider having his Heating plus A/C program tested at least once!
