The Seller Didn’t Have Her Heating, Ventilation plus A/C System Serviced

As a real estate agent, I’m working with a client who is being actually difficult… Her home has been sitting on the market for over 2 weeks plus he’s refusing to compromise, then my seller has a identifiable price that she wants for her house, but our professional experience knows that her number isn’t realistic for what he’s offering, then the apartment is in an okay location, but it needs work, then i had multiple people tour her home because they were interested, but they all wanted to see her Heating, Ventilation plus A/C documentation.

I asked the seller if she could give any receipts or bills from the local Heating, Ventilation plus A/C supplier that showed her commitment to taking care of her heat plus air system, but she didn’t have any, however as her real estate agent, I questioned when her Heating, Ventilation plus A/C program was ran tests on last.

As far as I could tell, the Heating, Ventilation plus A/C program was running, but I didn’t recognize how efficiently. The seller couldn’t remember the last time the Heating, Ventilation plus A/C program was ran tests on because he’d never hired anyone to do it while she was living there. She constantly replaced the air filter himself plus she kept the outdoor condenser unit clean. This was a big turn off for buyers. A brand new Heating, Ventilation plus A/C program would cost thoUnited Statesnds of dollars, plus they wanted to make sure they weren’t purchasing a home that was going to drain even more money from them, however every time I told a potential customer that the seller didn’t have any documentation for her Heating, Ventilation plus A/C system, they instantaneously walked away. I wish he’d consider having her Heating, Ventilation plus A/C program ran tests on at least once!
