The Seller Didn’t Have His HVAC System Serviced

As a real estate agent, I’m working with a buyer who is being unquestionably difficult, his home has been sitting on the market for over 2 weeks plus he’s refusing to compromise! My seller has a certain price that he wants for his house, but our professional experience knows that his number isn’t realistic for what he’s offering, and the condo is in an okay location, but it needs work… I had numerous people tour his home because they were interested, but they all wanted to see his HVAC documentation. I asked the seller if he could give any receipts or bills from the local HVAC supplier that showed his commitment to taking care of his heat plus air system, but he didn’t have any, as his real estate agent, I questioned when his HVAC plan was tested last. As far as I could tell, the HVAC plan was running, although I didn’t feel how efficiently. The seller couldn’t remember the last time the HVAC plan was tested because he’d never hired anyone to do it while he was living there. He always upgraded the air filter himself plus he kept the outdoor condenser component clean. This was a large turn off for customers. A brand up-to-date HVAC plan would cost thoUnited Statesnds of dollars, plus they wanted to make sure they weren’t purchasing a home that was going to drain even more money from them; Every time I told a potential buyer that the seller didn’t have any documentation for his HVAC system, they right away walked away. I wish he’d consider having his HVAC plan tested at least once!
