I own a rental property and my one tenant is so discouraging, however logan is consistently calling me about concerns with the AC equipment.
- He frequently sends me pictures of his temperature control studying 70-74 degrees.
In the south, the summers are tepid and long. What does he want me to do? My apartment temperature control reads around 75 degrees when it is almost 100 degrees outside. A cooling system can only do so much. I have sent him articles on energy saving tips. He needs to make sure he is well insulated. I have added insulation to his walls, around his doorways and windows. He needs to keep his blinds shut, doors closed and not use lights as much to create heat… Does he care for his cooling system too? I am not going to drive over once a month to change his air filter. The condensate drain frequently clogs with algae and needs to be mucked out. The cooling coil on the AC will get mold on it. The fan system will get dusty and the blades won’t move as good. You can lubricate the fan motor belt to have better airflow. How about ceiling fans, window AC or other supplemental cooling methods? I suppose Logan basically wants me to come to his apartment everyday either acting as a Heating and Air Conditioning business or his mommy trying to repair the problem. I have my own life and I don’t think much about AC repairs. His equipment works great enough and is cool enough to be comfortable. It might be time to look for a current leaseholder.
