The Seller Didn’t Have His HVAC System Serviced

As a real estate agent, I’m working with a client who is being really difficult.

His home has been sitting on the market for over 2 months and he’s refusing to compromise.

My seller has a specific price that he wants for his house, but my professional experience knows that his number isn’t realistic for what he’s offering. The house is in an okay location, but it needs work. I had several people tour his home because they were interested, but they all wanted to see his HVAC documentation. I asked the seller if he could provide any receipts or bills from the local HVAC company that showed his commitment to taking care of his heat and air system, but he didn’t have any. As his real estate agent, I questioned when his HVAC system was serviced last. As far as I could tell, the HVAC system was running, but I didn’t know how efficiently. The seller couldn’t remember the last time the HVAC system was serviced because he’d never hired anyone to do it while he was living there. He always replaced the air filter himself and he kept the outdoor condenser unit clean. This was a huge turn off for buyers. A brand new HVAC system would cost thousands of dollars, and they wanted to make sure they weren’t purchasing a home that was going to drain even more money from them. Every time I told a potential buyer that the seller didn’t have any documentation for his HVAC system, they immediately walked away. I wish he’d consider having his HVAC system serviced at least once!
